SDC has successfully completed 2000 Discovery Drive, a new 112,000 sq.ft laboratory and office facility at Cambridge Biomedical Campus; delivered as part of Prologis’ £500 million Phase 2 expansion.
The six-storey facility provides flexible accommodation for the life sciences sector by combining wet and dry laboratories with high-quality office space and supporting infrastructure. Earlier this year it was revealed that the building is set to form part of GSK’s new 300,000 sq.ft R&D centre, which will support research across oncology, respiratory, hepatology and vaccines.
SDC delivered the technically complex project within a live campus environment, coordinating specialist building services, laboratory infrastructure, plant, high-performance building systems and extensive external works. Designed to shell and core, 2000 Discovery Drive offers flexibility for future occupier requirements, with floors capable of being subdivided from approximately 7,000 sq. ft to 20,000 sq.ft.
Sustainability, meanwhile, has been a key focus throughout the project, with the building targeting BREEAM ‘Excellent’ and an EPC ‘A’ rating. The all-electric facility incorporates photovoltaic (PV) panels, air source heat pumps, a high-performance building envelope and energy-efficient ventilation and heat recovery systems.
SDC also delivered extensive external infrastructure, including an innovative Cycle Parc, which provides almost 500 secure, covered cycle spaces, alongside landscaped areas, rain gardens and measures to enhance biodiversity and support sustainable surface water management.
The completion builds on our successful delivery of 1000 Discovery Drive and further strengthens SDC’s track record in delivering high-quality facilities for the life science sector.
