SDC has achieved practical completion of a new purpose-built, multi-tenanted office and wet laboratory facility at the Babraham Research Campus.

This project, referred to as Building 960, is a joint venture collaboration between Babraham Research Campus Ltd and BioMed Realty. Notably, this marks SDC's twelfth new development on the research campus, enhancing the site with 34,000 sq. ft of premium office and laboratory space adjacent to Buildings 940 and 950, (also known as R&D2) previously constructed by SDC in 2019.

The newly completed development, which offers flexible accommodation for existing or expanding life sciences enterprises, already has tenants, including Insmed, who will occupy 17,000 sq. ft and Mosaic Therapeutics, a graduate of the Babraham Research Campus’ start-up programme, Accelerate@Babraham, in 6,800 sq. ft of fully fitted space.

The project encompasses landscaping initiatives that harmonise with the surrounding natural environment while complementing the campus, conservation area, and heritage assets. Notably the landscaping and ecology plan aims to deliver a net gain of 81% increase in biodiversity.

The building integrates renewable energy sources and low-carbon initiatives, achieving up to a 39% reduction in carbon dioxide emissions. The building will also achieve a BREEAM ‘Excellent’ rating. At the same time, it combines a state of the art rainwater harvesting system that will provide “grey water” for the core WC’s and to an external landscape irrigation system.
